When Is a Good Time to Buy a Home?

It's the question I hear most — and the honest answer might surprise you.

"When is a good time to buy?" is the question I'm asked more than any other. And my answer is always the same: the best time to buy is when it's right for you — not for the market.

I've been helping buyers navigate the MetroWest and greater Boston market for over 14 years. In that time, I've seen high rates, low rates, seller's markets, buyer's markets, bidding wars, and quiet stretches. And here's what I've learned: the people who waited for the "perfect" market often waited too long — while the people who bought when they were personally ready built wealth, stability, and equity.

That doesn't mean you should buy blindly. It means the decision starts with your life, not the headlines.

Start Here: Your Personal Readiness

Before we talk about rates or inventory, I want you to honestly answer three questions:

Are you financially stable?

You have steady income, manageable debt, and savings for a down payment plus reserves. You're not stretching to make it work — you're ready for it to work.

Are you planning to stay put?

Buying makes the most financial sense when you plan to stay at least 3–5 years. The longer you own, the more equity you build and the more the market fluctuations even out.

Is homeownership a priority?

Do you want the stability, the roots, the ability to paint the walls and plant the garden? Wanting a home — truly wanting it — matters more than a rate chart.

Do you have the right guidance?

The right agent and the right lender change everything. You shouldn't have to figure this out alone, and with the right team, you won't have to.

If you said yes to those questions, you're in a much stronger position than most people realize — no matter what interest rates are doing.

What About Interest Rates?

Yes, rates matter. Higher rates mean higher monthly payments, and I never minimize that. But here's the perspective I share with every buyer I work with:

You marry the house. You date the rate.

The home you choose is yours for decades. The interest rate is something you can refinance when conditions change. Buyers who waited for rates to drop in the early 2000s missed some of the greatest appreciation this region has ever seen. Buyers who hesitated in 2012, 2018, and 2021 said the same thing — and the market didn't wait for them.

In the MetroWest and greater Boston area specifically, inventory has historically been tight. When a great home appears in Natick, Newton, Watertown, or Belmont, there are usually multiple buyers competing for it. The people who move confidently and strategically are the ones who come away with the keys.

When the Market Actually Favors Buyers

While I don't believe in waiting for a perfect market, there are conditions that genuinely tilt the scales in a buyer's favor — and it's worth knowing what to look for.

More inventory means more negotiating power. When there are more homes on the market, sellers become more motivated. You may have room to negotiate on price, closing costs, or repairs — things that were nearly impossible to ask for during peak seller's market years.

Longer days on market create opportunity. A home that's been sitting for 30, 45, or 60+ days is a different conversation than a fresh listing. Those sellers are often more flexible, and I know exactly how to approach those negotiations on your behalf.

Seasonal shifts can work in your favor. The winter months in MetroWest tend to see less competition. While most buyers are waiting for spring, a motivated December seller can be an excellent opportunity for a prepared buyer.

There is no universally perfect time to buy a home. There is, however, a right time for you — and finding that alignment between your personal readiness, your financial position, and the current market is exactly what I'm here to help with.
